Tasked with transforming an existing and outdated Maryland shopping center into a thriving, transit-oriented development, our team evaluated a multitude of layouts to maximize residential density while maintaining existing retail. The team pursued a two-phase site plan that allowed for the immediate development of a new retail pad, while enabling the future addition of 256 residential units, meeting residential density goals laid out in the town’s master plan 40 years prior.
